Walter lives on a foothill lot above Euclid Avenue in an older house whose cracked tile laundry and pool bath never seemed to dry. We pulled the tile, ground the slab and laid an epoxy-quartz double broadcast in gray and white quartz with a textured topcoat across the laundry, mud room and pool bath, about 380 sq ft. It was an estimated $3,200 to $5,000 job over an estimated 2 to 3 days, and the floor now grips with wet feet and has no grout lines left to stain.

Carol's back patio, about 340 sq ft on a steep drive below the San Gabriel Mountains, had faded to a blotchy gray, and she wanted it warmer without a full flake look. We cleaned and lightly ground the concrete, applied an acid-free penetrating stain in two tones, and sealed it with a UV-stable polyaspartic sealer carrying fine grit. The patio was an estimated $2,200 to $3,600 over an estimated 1 to 2 days, and its earth tones are holding through the foothill sun.

Why Foothill Slabs Change the Job

San Antonio Heights sits higher and wetter than the valley below it, and both facts decide how a floor gets built here. The community is an unincorporated foothill neighborhood of the San Gabriel Mountains at about 2,103 ft, north of Upland, with an Upland mailing address. Because it rises against the mountains, it catches more rain than most of metro Los Angeles: the San Antonio Canyon station averaged about 25.08 inches a year, most of it from November through March, against roughly 17.3 inches down in Claremont.

That extra water matters under a coating. Ground moisture rising through a slab is what blisters epoxy from below, and many homes here are older, with slabs that predate modern vapor retarders. Every slab gets a moisture test, and a reading above 3 lbs per 1,000 sq ft per 24 hours typically calls for a moisture-mitigating epoxy primer before color goes down. With a median owner-occupied home value of $1,071,800 (ACS 2024 5-year), owners here are protecting a lot of house, so we test first and price second.

Steep Driveways, Runoff and Grit at the Garage Door

A steep foothill drive sends rainwater, decomposed granite and leaf litter straight to the garage door, so the floor just inside it needs texture and a sealed threshold. Smooth gloss epoxy turns slick the moment wet shoes cross it, which is why we add aluminum oxide or polymer grit to the clear coat for a slip resistance of 0.60 to 0.85 DCOF. On the drive and front walk themselves, a textured UV-stable coating over routed and filled cracks grips in rain and sheds the grit that rolls down from above.

Sun is the other half of the foothill climate, with July and August highs near 92°F at the canyon station, close to what our crews see in Riverside and Norco. A plain epoxy ambers under that light, so every exterior or open-door floor we install here carries an aliphatic polyaspartic topcoat that stays clear.

Wet Rooms and Workshops in Older Foothill Homes

Laundry rooms, mud rooms and pool baths are the most common interior floor jobs in San Antonio Heights, because they are the rooms where old tile and grout fail first in a wet climate. A quartz broadcast floor, the system Walter chose, is typically estimated at $2,000 to $5,400 for 250 to 450 sq ft and takes an estimated 2 to 3 days, and it leaves a seamless, textured surface with nothing for water to sit in.

Detached garages that double as workshops are the other foothill pattern. A workshop floor built with heavy-build epoxy and grit typically runs an estimated $2,200 to $5,800, rated at a hardness of 75 to 85 Shore D, so a dropped wrench or a jack stand does not gouge it.

Older foothill slabs land toward the top of each range more often than the newer tracts in Eastvale or El Sobrante do, because primer and crack work get added once the moisture test is read. California limits a home improvement deposit to $1,000 or 10% of the contract, whichever is less, and that is the most we collect up front.

Floor Coating Materials for Foothill Homes

Foothill wet rooms usually get quartz broadcast floor systems, patios that only need warmer color get concrete staining and sealing, and sun-exposed decks get patio and pool deck coatings with a cooler, textured finish.

San Antonio Heights Floor Questions

What does a quartz laundry or pool bath floor cost here?

A quartz broadcast wet-room floor is typically estimated at $2,000 to $5,400, and your written quote sets the final price after we test the slab.

Do older foothill slabs need a moisture test?

Yes, every slab is tested, because the foothills get more rain than the valley and moisture rising through old concrete blisters coatings.

Can you stop water and grit coming in off a steep driveway?

We cannot change the slope, but we texture the floor inside the door and coat the drive so it grips in rain and sweeps clean.

How long does a foothill wet-room floor take?

Most quartz broadcast floors take an estimated 2 to 3 days, including tile removal and grinding, and a polyaspartic topcoat is walkable after roughly 4 to 8 hours.

Will an outdoor coating fade in the foothill sun?

No, we use a UV-stable polyaspartic topcoat or sealer, the same one we put on pool decks in Villa Park and Yorba Linda, and it holds its color where plain epoxy would amber.

Is San Antonio Heights inside your service area?

Yes, the community sits inside our 45 mile service radius, on the foothill route we run with Claremont and Diamond Bar.

How much deposit do you need to book a foothill job?

The deposit is never more than $1,000 or 10% of the contract price, whichever is lower, as California law requires.
