Monica's 2-car garage, about 450 sq ft in a newer tract beside the ranch lots, was a new-build garage with a slab still showing curing compound and builder overspray. We ran a full grind to take off the cure and overspray, then laid 100% solids epoxy, partial flake and a polyaspartic clear. Her garage was an estimated $2,900 to $4,200 and took an estimated 1 to 2 days, and the coating now grips bare concrete, not the builder's leftovers.

On a ranch lot off Van Buren Boulevard, Dale's tack room and RV shop, about 560 sq ft, was collecting dust, hay and hydraulic drips on bare concrete. A heavy-build epoxy with aluminum oxide grit in a tan solid color went down, sealed up the stem walls for hosing out, at an estimated $3,400 to $5,600 over an estimated 2 to 3 days. Dale reports the RV jack stands no longer chip the floor.

Two Kinds of Slab

Woodcrest floor jobs split into two kinds, because this unincorporated equestrian community has older ranches on large lots and new housing developments being built right beside them. An old ranch slab like Dale's tack room and RV shop, about 560 sq ft, and a tract slab like Monica's 2-car garage, about 450 sq ft, need opposite prep. The old one is usually oil-soaked, cracked and poured without a vapor retarder; the new one is clean-looking but sealed by the builder's curing compound, which a coating will not grip.

That is why we never quote a Woodcrest floor from a photo. Both slabs get ground to a CSP 2 to CSP 3 profile, but a new garage typically takes 1 to 2 days while an older outbuilding typically takes 2 to 3 days.

New Tract Garages

A new Woodcrest garage needs a full grind before any coating, because builders spray a curing compound on fresh concrete and overspray paint and texture during construction. A coating rolled over that film peels with the film, usually in the tire paths first, the same failure we grind out of Eastvale and El Sobrante tract garages. We grind it all off, then lay the system on bare concrete, as on Monica's newer tract beside the ranch lots. New slabs should also be cured before coating, and we confirm the builder's pour date at the visit.

Older Ranch Slabs

Older outbuildings, like those on any ranch lot off Van Buren Boulevard or Wood Road, usually need moisture work, because many barns and shops sit on slabs poured straight on soil from the area's grain and citrus grove years. We test with an ASTM F1869 calcium chloride kit or ASTM F2170 relative humidity probes, and a high reading gets a moisture-mitigating epoxy primer under the coating. Cracks are routed and filled and oil is degreased out inside the same job, the approach we also use on older North Tustin and Claremont slabs.

Long Driveways and Pads

Woodcrest lots tend to have long driveways and concrete pads for trailers, and those surfaces need a different, outdoor system. The garage floor stays a 100% solids epoxy or polyaspartic system, while the apron and trailer pad get a UV-stable textured coating that grips in rain and will not amber in the sun.

Woodcrest Floor Cost

A two-car garage floor in Woodcrest is typically estimated at $2,800 to $6,200 for full flake polyaspartic, and new-build curing compound, older-slab moisture work and the number of buildings move the price most. A tack room, barn or workshop floor of 400 to 576 sq ft is typically estimated at $2,200 to $5,800, and an older slab that needs a moisture barrier primer runs an estimated $3,800 to $8,000 for 600 to 1,000 sq ft.

California caps a home improvement deposit at $1,000 or 10% of the contract, whichever is less, and we collect no more than that.

These Woodcrest prices are estimates and are subject to change. Your written quote after the slab test sets the final price and the schedule, based on the square footage, the moisture readings and the system each building needs.

Woodcrest Floor Materials

New tract garages usually get a garage floor epoxy system with partial or full flake, a 100% solids epoxy, partial flake, polyaspartic clear build being the most common, and older ranch rooms that are becoming living or office space get interior concrete floor coatings over a moisture barrier. Tack rooms and RV shops get heavy-build epoxy with grit, which typically needs 72 to 96 hours before an RV rolls back in.

Woodcrest Floor Questions

What do Woodcrest owners typically spend on a coated garage or barn floor?

Full flake polyaspartic on a two-car Woodcrest garage is typically estimated at $2,800 to $6,200, with the final price set by your written quote.

My Woodcrest home is brand new. Why grind the garage?

The builder's curing compound and overspray block adhesion, so we grind down to bare concrete first, as we do on new Norco and Eastvale garages.

Can you coat an old barn slab with no vapor barrier?

Yes, after a moisture test, a high reading gets a moisture-mitigating epoxy primer under the coating.

Do you treat Woodcrest as part of Riverside?

Woodcrest is an unincorporated community with a Riverside mailing address, and it is one of our closest service areas.

When can I park in my new tract garage again?

Most Woodcrest garages take an estimated 1 to 2 days, and polyaspartic is typically park-ready 24 to 36 hours later.

Can you coat the garage, the barn and the driveway together?

Yes, we write a separate scope for each slab and schedule them back to back, typically 3 to 4 days for a garage plus a tack room.
