Resurface or Replace

A driveway can be resurfaced instead of replaced when the slab underneath is sound, meaning it is stained, spalled or cracked at the surface but not sinking or heaving. Most of the El Sobrante and Eastvale driveways we look at were poured in the 2000s and are structurally fine under the oil and the hairline cracks, which makes them resurfacing jobs. Tear-out is the answer only when sections have dropped, lifted at a tree root or broken through, which we see more often on older North Tustin and Claremont slabs than on newer tracts.

Resurfacing keeps the base, the forms and the city approach untouched, so the job typically takes an estimated 1 to 2 days per apron or walk instead of the demolition, new pour and cure a replacement needs.

Paula's front walk and driveway apron in Lake Hills, El Sobrante was a stained, cracked driveway apron and front walk that let the house down. We recommended routing and filling the cracks, then a textured UV-stable coating that grips in rain: a UV-stable polyaspartic over a grind and crack repair, finished in a gray quartz texture across the front walk and driveway apron, about 360 sq ft. The job was an estimated $2,400 to $3,800 and took an estimated 1 to 2 days, crack repair included. Paula now has a clean apron and walk in one color, with the old oil stains sealed under.

Oil, Tires and Sun

A driveway coating has to survive three things an interior floor never sees: hot tires, dripping oil and full sun. Hot tires off the 91 and the 15 soften thin sealers and pull them up, so every driveway system we install is rated for tire contact heat from 140°F to 180°F. Oil soaks into bare concrete in Woodcrest and Norco driveways where trucks and trailers park for days, so we degrease and grind until the stain stops wicking before any coat goes down.

Sun rules out most interior products, because aromatic epoxy ambers outdoors, and plain 100% solids epoxy typically needs 72 to 96 hours before a car can park on it. Our driveway coats finish in a UV-stable aliphatic polyaspartic clear coat that will not amber in the sun, the same top we use on garage floors that face west in Yorba Linda and Diamond Bar.

Every Driveway Includes

Surface prep
Mechanical diamond grinding to a CSP 2 to CSP 3 profile on every floor, never acid etching
Dry film thickness
15 to 35 mils on a multi-coat flake system, 40 to 120 mils on high-build and self-leveling floors
Basecoat solids
80% to 100% solids by volume, so the coat does not shrink thin as it cures
Topcoat
UV-stable aliphatic polyaspartic clear coat that will not amber in the sun through an open garage door
Moisture testing
Every slab tested; above 3 lbs per 1,000 sq ft per 24 hours it gets a moisture-mitigating epoxy primer
Hot-tire resistance
Rated for tire contact heat from 140°F to 180°F
Slip resistance
0.60 to 0.85 DCOF with aluminum oxide or polymer grit in the clear coat
Hardness
75 to 85 Shore D, so a dropped wrench or a jack stand does not gouge it
Compressive strength
8,000 to 12,000 PSI, well above the 3,000 to 4,000 PSI of the slab underneath
VOC content
0 to 50 g/L, inside South Coast AQMD limits
Walk-on time
4 to 8 hours on polyaspartic, 18 to 24 hours on 100% solids epoxy
Park-on time
24 to 36 hours on polyaspartic, 72 to 96 hours on 100% solids epoxy

Our Resurfacing Process

The process runs in five steps, and most aprons and front walks are finished in an estimated 1 to 2 days.

  1. Inspect: we check for sunken or heaving sections and tell you if any part needs replacing instead.
  2. Degrease and grind: oil is pulled out, then the surface is diamond ground to open it.
  3. Repair: cracks are routed and filled and spalled edges rebuilt inside the same job.
  4. Coat: a basecoat of 80% to 100% solids goes down, then the quartz or flake broadcast.
  5. Seal: a UV-stable clear coat with grit, kept off the driveway for typically 24 to 36 hours before parking.

HOA Color Approval

Homeowner associations in gated tracts such as Victoria Grove in El Sobrante and the master-planned streets of Eastvale may review exterior finish colors, so we plan for that approval before booking. We give you a color sample board and the product sheet to submit to your board, and the install date is set only after you have the board's answer. Earth-tone grays and tans are the shades we most often see approved on Victoria Grove and Eastvale Square stucco tracts, though your own association's rules decide.

Driveway resurfacing in Riverside is typically estimated at $1,200 to $4,000 per apron, walk or driveway section of 200 to 400 sq ft, and crack repair, oil removal and the finish move the price most. A full two-car driveway is quoted as more than one section.

Most Lake Hills and Eastvale Square aprons we price land in the middle of the section range, while a peeling store-bought sealer that has to be ground off typically adds an estimated $800 to $3,000. California caps a home improvement deposit at $1,000 or 10% of the contract, whichever is less, and that is the most we collect up front.

These driveway prices are estimates and remain subject to change. Your written quote after the inspection sets the final price and the schedule, based on the square footage, the crack and oil work, and the finish you pick.

Driveway Materials Compared

A UV-stable polyaspartic coating with quartz texture is the system we recommend for a sound driveway, a cement overlay suits a surface that is badly scaled, and a clear sealer only slows staining.

The same chemistry runs through our polyaspartic garage floors, so a driveway and garage can share one color, and a flake and chip floor inside the garage hides tracked-in grit from the apron.

Why Choose Us

The crew that grinds your driveway is the crew that coats it, and our surface prep technician runs the grinder until the oil stops wicking. In 12 years and more than 1,187 projects, the driveways that failed on us early were the ones a homeowner had sealed without grinding, which is why we never skip it.

Service Areas

We resurface driveways across a 45-mile radius of Riverside, with steady work in El Sobrante's gated tracts, Eastvale HOA neighborhoods and Yorba Linda hillside streets. Canyon Crest, Woodcrest, Norco and Claremont driveways are on the route too.

Related Exterior Services

Driveway customers often pair the job with patio and pool deck coatings out back, or with a garage floor epoxy coating so the tracked grit stops at a sealed floor.
