Carol's back patio on a steep drive below the San Gabriel Mountains in San Antonio Heights was faded and blotchy, and the owners wanted it warmer without a full flake look. We cleaned and lightly ground the back patio, about 340 sq ft, laid a two-tone acid-free penetrating stain, UV-stable polyaspartic sealer, and added fine grit to the sealer for wet feet. Carol's patio was an estimated $2,200 to $3,600 and took an estimated 1 to 2 days. The result is a warm earth-tone patio that keeps its color through the foothill sun.

Acid Stains vs Water-Based Stains

Acid stains react with the lime in the concrete to make permanent, mottled earth tones, while water-based stains soak in as pigment and offer a far wider color range. Acid stain colors run to tan, brown, terra cotta and soft blue-green, and the result never looks like paint. Water-based stains can match a house trim color, which suits stucco homes in Yorba Linda and Villa Park, but they fade faster in full sun unless the sealer is UV-stable.

What the Slab Does to the Color

The slab decides the final color more than the stain does, so a stained floor always varies with the concrete under it. Troweled, smooth areas take stain darker, patches and repairs take it lighter, and old sealers or paint block it completely.

That is why we test first. On older foothill slabs in San Antonio Heights and Claremont, decades of patching show through as lighter shapes, and a water-based stain hides them better than an acid stain does. Newer tract patios in Eastvale and El Sobrante usually take an acid stain evenly.

How We Stain and Seal, Step by Step

A stained patio typically takes an estimated 1 to 2 days, with most of the time spent on prep and drying.

  1. Prep: degrease, then a light grind to open the surface, far gentler than the Mechanical diamond grinding to a CSP 2 to CSP 3 profile on every floor, never acid etching our coatings get.
  2. Test: a hidden test spot, judged dry, because wet stain looks darker than it will be.
  3. Stain: sprayed and worked in one or two tones, then neutralized and rinsed on acid jobs.
  4. Seal: a UV-stable aliphatic polyaspartic clear coat that will not amber in the sun through an open garage door, rolled out with fine grit for wet feet and recoated in the same visit if the slab drinks the first coat.

The big risk is skipping the test spot. Stain cannot be taken back, so a color that comes up too dark across a whole patio means grinding it off.

What Every Stain and Seal Job Includes

Surface prep
Mechanical diamond grinding to a CSP 2 to CSP 3 profile on every floor, never acid etching
Dry film thickness
15 to 35 mils on a multi-coat flake system, 40 to 120 mils on high-build and self-leveling floors
Basecoat solids
80% to 100% solids by volume, so the coat does not shrink thin as it cures
Topcoat
UV-stable aliphatic polyaspartic clear coat that will not amber in the sun through an open garage door
Moisture testing
Every slab tested; above 3 lbs per 1,000 sq ft per 24 hours it gets a moisture-mitigating epoxy primer
Hot-tire resistance
Rated for tire contact heat from 140°F to 180°F
Slip resistance
0.60 to 0.85 DCOF with aluminum oxide or polymer grit in the clear coat
Hardness
75 to 85 Shore D, so a dropped wrench or a jack stand does not gouge it
Compressive strength
8,000 to 12,000 PSI, well above the 3,000 to 4,000 PSI of the slab underneath
VOC content
0 to 50 g/L, inside South Coast AQMD limits
Walk-on time
4 to 8 hours on polyaspartic, 18 to 24 hours on 100% solids epoxy
Park-on time
24 to 36 hours on polyaspartic, 72 to 96 hours on 100% solids epoxy

Sealers and Upkeep

Sealer upkeep is the ongoing cost of stained concrete, because the color lasts but the sealer on top wears. A UV-stable polyaspartic sealer lasts longest in Inland Empire sun, while the cheaper acrylic sealers sold at big-box stores typically need a fresh coat every year or two on a sunny patio.

Plan on a light clean and a fresh sealer coat every two to three years in full sun, sooner on walks with heavy foot traffic. Sweep grit off, wash with a neutral cleaner, and skip bleach, which dulls the sealer.

Where Staining Fits and the Risks of Hot Tires

Stains suit light duty, not hot tires. Patios, walkways, porches, covered entries and light-duty interior slabs in casitas are the right fit, especially on Norco and Woodcrest ranch homes where an earth-tone patio suits the Western look.

Garages and driveways are the wrong fit. Hot tires lift a thin sealer, oil soaks through it, and the stained color under the tire paths wears to gray within a few seasons. For garages and driveways we install a coating built for the load instead, one Rated for tire contact heat from 140°F to 180°F under parked cars.

Concrete Staining and Sealing Cost in Riverside County

Staining and sealing a patio, porch or walk is estimated at $1,200 to $4,000 for 200 to 400 sq ft, and the slab condition, the number of tones and the sealer chemistry move the price most. Carol's back patio in San Antonio Heights, an estimated $2,200 to $3,600, sat in the middle with two tones and a gritted polyaspartic sealer.

An old painted patio typically adds an estimated $800 to $3,000 to grind the paint off before any stain can soak in.

The prices shown are estimates for stained concrete and remain subject to change. Your written quote after the test spot sets the final price and the schedule, and it depends on the slab's condition, the stain colors and the sealer you choose.

Why Owners Choose Our Staining Crew

Our owner looks at every slab before we quote and will say plainly when a slab should be coated instead of stained. After 1,187 projects in 12 years across a 45-mile radius, our crews know how foothill and tract slabs take color. Every job carries our 2-year workmanship warranty against peeling, delamination and hot-tire pickup on the sealer. You also get Coating makers' product warranties, typically 5 to 10 years on professionally installed systems, passed through to you in writing for the sealer itself.

Other Floor Materials We Offer

When the slab should stay uncoated indoors, consider polished concrete, and for a tougher outdoor surface, a textured patio and pool deck coating.

Staining Service Areas

We stain and seal across Riverside County and the foothills, with patios in San Antonio Heights, Craftsman walks in Claremont and ranch patios in Woodcrest, plus Yorba Linda, Villa Park and North Tustin on our service area page.

Concrete Staining Questions

How much does it cost to stain and seal a patio?

A patio of 200 to 400 sq ft is estimated at $1,200 to $4,000 to stain and seal, and your written quote sets the final price.

How long does staining take?

Most patios take an estimated 1 to 2 days, and the furniture can typically go back the next morning.

How often does stained concrete need resealing?

Plan on a fresh sealer coat every two to three years in full sun, with a UV-stable sealer lasting longest.

Can you stain my garage floor?

We do not recommend it, because hot tires lift a thin sealer, so we install a two-car garage floor, full flake polyaspartic or a similar coating instead.

Will the stain cover old patches and cracks?

Patches take stain lighter, so they still show, and a water-based stain or a coating hides them better.

Is a sealed patio slippery?

We add fine grit to the sealer, so the patio grips wet feet around a pool or under sprinklers.

How big a deposit do you take?

State law limits a home improvement deposit to $1,000 or 10% of the price, whichever is smaller.
