Teresa's garage room, Yorba Linda

Teresa was finishing her three-car garage on a hillside cul-de-sac as a room, with new cabinets and wall storage going in after the floor. The scope was about 690 sq ft of full flake system in saddle tan, with the stem walls coated. We recommended coating the floor and stem walls first, so the cabinet crew installed on a cured floor instead of working around wet resin. The work was an estimated $5,200 to $7,200 over an estimated 2 to 3 days. She now has a finished garage room with a floor that runs clean up to the cabinet toe kicks.

Elaine's restaurant kitchen, Claremont

Elaine's restaurant kitchen on a tree-lined street north of Foothill Boulevard had failing quarry tile, broken grout and a standing-water corner by the dish pit. The job covered about 1,100 sq ft of kitchen and dish area in urethane cement slurry with an integral cove and quartz texture. Our advice was to remove the tile, slope the floor to the drain, then lay urethane cement with a coved base, done Sunday to Tuesday so the dining room lost no service days. Her project came in at an estimated $9,200 to $13,800 and took an estimated 3 to 5 days. The floor takes hot-water washdowns and passed its next health inspection.

Steven's family room, North Tustin

Steven pulled the carpet in his 1960s ranch home in Lemon Heights and found a slab poured without a vapor barrier. The scope was about 820 sq ft of family room and hall, with a moisture-mitigating epoxy primer under a warm gray solid color and a satin clear. We ran a calcium chloride moisture test first, then put the moisture barrier primer down before any color coat. That floor was estimated at $5,200 to $7,600 and typically needs an estimated 2 to 3 days. He has a seamless living-room floor that will not blister when the ground stays damp in winter.

Dale's tack room and RV shop, Woodcrest

Dale's ranch lot off Van Buren Boulevard has a tack room and RV shop whose floor held dust, hay and hydraulic drips. The job was about 560 sq ft of heavy-build epoxy in tan with aluminum oxide grit. We suggested a heavy-build epoxy with grit, sealed up the stem walls so the whole room hoses out. The shop was an estimated $3,400 to $5,600 job over an estimated 2 to 3 days. The tack room hoses clean now, and the RV jack stands no longer chip the floor.

More Projects Across Our Service Area

The rest of our recent work, grouped by area, shows how much the slab, the sun and the buyer change a floor job.

Riverside

Marcus's Canyon Crest garage traded a peeling box-store kit for a full flake system over filled shrinkage cracks, an estimated $3,400 to $4,600. In Victoria Grove, Gary's family had their two-car garage back within a day and a half on a one-day polyaspartic, an estimated $3,800 to $5,600. Paula's cracked front walk and driveway apron in Lake Hills got a textured UV-stable coating, roughly $2,400 to $3,800.

Orange County

Kathy's sun-baked pool surround on a half-acre lot near the citrus groves got a light tan quartz texture that stays cooler underfoot, typically $2,600 to $3,900. Linda's detached woodshop in Cowan Heights traded oil-stained concrete for heavy-build epoxy with grit, roughly $3,600 to $5,400. Brian's three-car garage near the Yorba Linda horse trails got a polyurea base, domino flake and a two-coat clear for hot tires, an estimated $4,800 to $6,900.

Foothill cities

Walter's laundry, mud room and pool bath on a foothill lot above Euclid Avenue in San Antonio Heights went from cracked tile to an epoxy-quartz double broadcast, typically $3,200 to $5,000. Carol's back patio on a steep drive below the San Gabriel Mountains got a two-tone stain and a UV-stable sealer, an estimated $2,200 to $3,600. Kevin's game room and wine room in The Country Estates of Diamond Bar hid a long settlement crack under a pearl and bronze metallic floor, roughly $6,800 to $10,400. Rachel's dental suite on a hillside tract off Grand Avenue in Diamond Bar moved to a seamless coved epoxy installed Friday to Monday, an estimated $7,800 to $11,600. Nathan's converted garage studio beside a Craftsman bungalow near the Village in Claremont was ground and polished to a satin sheen, typically $4,200 to $6,400 over an estimated 2 to 3 days.

Woodcrest

Monica's new-build garage in a tract beside the ranch lots had curing compound and builder overspray ground off before a partial flake epoxy, an estimated $2,900 to $4,200 over an estimated 1 to 2 days.

A commercial floor is priced per 1,000 to 2,000 sq ft section, which is why Hector's, Jennifer's and Victor's two-section jobs cost more than a single home garage.

Prices on this page are estimates for Riverside and nearby cities and are subject to change. The written quote after your moisture test sets the final price and the install schedule, and it depends on the square footage, the slab's condition and the system you choose.

Why Owners Trust Our Project Record

A project record with names, cities and estimated numbers is easier to trust than a page of adjectives. Every floor here was moisture tested and diamond ground before a drop of resin went down, coated by our own crew, and covered by our 2-year workmanship warranty against peeling, delamination and hot-tire pickup. Our owner reads every moisture test, and you can meet the team who built these floors.

Questions About Our Floor Projects

Are the prices in these case studies what I will pay?

No, each figure is an estimated range for that job, and your written quote after the moisture test sets the final price.

How long did a typical garage project take?

Most two-car garages here took an estimated 1 to 2 days on site, while three-car garages and barns ran an estimated 2 to 3 days.

Do you take on commercial and association projects?

Yes, Jennifer's Eastvale Square garage block and Victor's Riverside assembly floor were both phased so residents and shifts kept moving.

Can I see a project like mine before I decide?

Yes, we can show you the gallery for your service and photos of the closest project at your estimate.

Why did some floors get a moisture barrier primer?

Older slabs like Steven's in Lemon Heights were poured without a vapor barrier, so a primer stops blistering.

Do you coat floors on ranch and horse properties?

Yes, Dale's Woodcrest tack room, Frank's Norco truck shop and Debbie's Norco garage were all built for dirt, drips and hosing.
