Built for Outbuildings

Our team provides degreasing and stem wall coating, delivering hose-clean barns for homes and tough equipment floors for both residential and commercial projects. Backed by 12 years in business and our 2-year workmanship warranty, we've completed over 1,187 projects, from a single-stall tack room to a drive-through RV barn with a parts bench.

From grinding out hydraulic drips to sealing the coating up the stem walls, our team handles every detail. Serving Riverside and neighboring Woodcrest, Norco and El Sobrante, we coat the floors behind the house that work harder than any garage.

Outbuildings Ask More

A detached shop or barn floor needs a thicker, grittier and more chemical-resistant coating than a house garage, because it carries tractors, trailers, hooves and fuel instead of two clean cars. On ranch lots in Woodcrest and Norco the same slab may hold a horse trailer one week and a hay delivery the next. That is why we build outbuilding floors at 40 to 120 mils on a high-build system, not the 15 to 35 mils a flake garage floor needs.

Dale's tack room and RV shop, about 560 sq ft on a ranch lot off Van Buren Boulevard in Woodcrest, held dust, hay and hydraulic drips. We recommended a heavy-build epoxy with grit, sealed up the stem walls so it hoses out, laid as heavy-build epoxy, aluminum oxide grit and a tan solid color. Dale's job was an estimated $3,400 to $5,600 and took an estimated 2 to 3 days. Now the tack room hoses clean and the RV jack stands no longer chip the floor.

Linda's detached woodshop, about 540 sq ft in Cowan Heights, North Tustin, had oil-stained, dusty concrete that never came clean. We degreased and ground the slab, then laid heavy-build epoxy, gray solid color and aluminum oxide grit so sawdust sweeps up and the floor stays safe. The woodshop was an estimated $3,600 to $5,400 over an estimated 2 to 3 days, and sawdust now sweeps off in one pass with the oil stains sealed under the coating.

Equipment, Fuel and Chemicals

Heavy equipment and fuel call for a hard, chemical-resistant floor, and our outbuilding systems reach 75 to 85 Shore D with 8,000 to 12,000 PSI compressive strength. That is well above the 3,000 to 4,000 PSI of the slab underneath, so a tractor bucket set down or a dropped hitch does not crater the surface. Diesel, gasoline, brake fluid and hydraulic oil wipe off a sealed floor instead of soaking in, which matters on El Sobrante and Norco lots where trucks idle and drip in the same bay for years.

Every Shop Floor Includes

Surface prep
Mechanical diamond grinding to a CSP 2 to CSP 3 profile on every floor, never acid etching
Dry film thickness
15 to 35 mils on a multi-coat flake system, 40 to 120 mils on high-build and self-leveling floors
Basecoat solids
80% to 100% solids by volume, so the coat does not shrink thin as it cures
Topcoat
UV-stable aliphatic polyaspartic clear coat that will not amber in the sun through an open garage door
Moisture testing
Every slab tested; above 3 lbs per 1,000 sq ft per 24 hours it gets a moisture-mitigating epoxy primer
Hot-tire resistance
Rated for tire contact heat from 140°F to 180°F
Slip resistance
0.60 to 0.85 DCOF with aluminum oxide or polymer grit in the clear coat
Hardness
75 to 85 Shore D, so a dropped wrench or a jack stand does not gouge it
Compressive strength
8,000 to 12,000 PSI, well above the 3,000 to 4,000 PSI of the slab underneath
VOC content
0 to 50 g/L, inside South Coast AQMD limits
Walk-on time
4 to 8 hours on polyaspartic, 18 to 24 hours on 100% solids epoxy
Park-on time
24 to 36 hours on polyaspartic, 72 to 96 hours on 100% solids epoxy

Wash Racks and Grip

Wash racks, aisles and tack rooms need grip and a floor that sheds water, so we add grit to the final coat and seal the coating up the stem walls. A wet aisle in a Woodcrest barn or a hosed-out tack room in El Sobrante is the most slippery floor on the property, and a 0.60 to 0.85 DCOF finish keeps boots planted. Stall floors under deep bedding are usually left to rubber mats, which is how most horse owners in Yorba Linda and the Country Estates of Diamond Bar keep them.

Outbuilding Slab Risks

The biggest risk on an outbuilding floor is the slab itself, because many barns and shops were poured on bare dirt with no vapor retarder. Trapped slab moisture causes blistering and adhesive failure under coatings, so we test every slab with an ASTM F1869 calcium chloride kit or ASTM F2170 relative humidity probes before choosing a system. Cracked, uneven and oil-soaked outbuilding slabs on older Claremont and San Antonio Heights properties are routed, filled and ground flat inside the same floor job.

A coat rolled straight onto a dusty barn slab, the way many owners in Norco and Woodcrest first try it, usually peels within a season.

A horse property near Lake Hills or Victoria Grove often carries more than one slab, so we price each outbuilding separately. Under California law the deposit we take is never more than $1,000 or 10% of the contract, whichever is less.

These outbuilding prices are estimates and are subject to change. Your written quote after the slab test sets the final price and the schedule, depending on the square footage, the moisture readings and the system you choose.

Shop Floor Materials

Heavy-build epoxy with grit is our standard for barns and shops, a quartz broadcast suits wash racks, and polyaspartic flake suits a shop that doubles as a garage.

Why Choose Us

The crew that tests your slab is the crew that coats it, and our surface prep technician routes every crack before a drop of resin goes down. Across 12 years and 1,187 projects, the outbuilding floors that held were the ones ground and tested first.

Shop and Barn Floor Questions

How much does a barn or shop floor coating cost?

A workshop or barn floor is typically estimated at $2,200 to $5,800 for 400 to 576 sq ft, and your written quote sets the final price.

Can you coat a horse barn aisle?

Yes, aisles, tack rooms and wash racks get grit for a 0.60 to 0.85 DCOF so wet boots and hooves grip.

Will the floor handle an RV or tractor?

Yes, our high-build systems reach 8,000 to 12,000 PSI compressive strength, well above the slab underneath.

My barn slab has no vapor barrier. Can it be coated?

Yes, after a moisture test, a high reading gets a moisture-mitigating epoxy primer before the coat.

How long until I can park equipment again?

Most outbuilding floors take an estimated 2 to 3 days, and 100% solids epoxy typically needs 72 to 96 hours before heavy parking.

Do you coat more than one building per visit?

Yes, we price each outbuilding separately and can schedule them back to back.
