Nathan's Craftsman bungalow near the Village in Claremont had a detached garage being turned into a studio on an old, uneven slab. We ground it in stages to flatten the worst of it, densified it and polished it to a satin sheen, leaving a ground and polished slab, penetrating densifier, satin guard across the converted garage studio, about 620 sq ft. Nathan's floor was an estimated $4,200 to $6,400 and took an estimated 2 to 3 days on site. He kept the old slab's character, with a soft sheen and no coating to wear through.

How Concrete Is Polished, Step by Step

Polishing changes the slab itself instead of covering it, and a typical residential floor takes an estimated 2 to 3 days of grinding, hardening and polishing.

  1. Grind: coarse metal-matrix diamonds flatten the slab and cut to the depth of exposure you picked.
  2. Fill: pinholes and hairline cracks are grouted with slurry from the slab's own dust.
  3. Densify: a penetrating lithium or sodium silicate densifier soaks in and hardens the top of the slab.
  4. Polish: finer and finer resin diamond pads bring up the sheen, around 400 grit for satin, 800 for semi-gloss and 1,500 and up for high gloss.
  5. Guard: a thin penetrating guard sealer, buffed in, resists the oil and wine spots that raw concrete would soak up.

A polished slab has no topcoat to peel, no coating that must be Rated for tire contact heat from 140°F to 180°F and no moisture blistering, because nothing sits on top to fail.

Sheen and Aggregate Exposure

Sheen and aggregate exposure are chosen up front, because they decide how deep the first grind goes and that cannot be undone. Cream finish barely touches the surface and keeps the smooth gray top, salt and pepper shows fine sand, and full aggregate cuts deep enough to show the stones.

ChoiceWhat you seeTypical fit
Cream finish, satin sheenSmooth gray, soft glowModern homes, casitas
Salt and pepper, semi-glossFine sand speckleStudios, ADUs, offices

Older slabs often decide for you, since a slab that has been patched or troweled unevenly, like many under Claremont Craftsman bungalows, rarely gives a clean cream finish, so salt and pepper hides more.

What Every Polished Floor Includes

Surface prep
Mechanical diamond grinding to a CSP 2 to CSP 3 profile on every floor, never acid etching
Dry film thickness
15 to 35 mils on a multi-coat flake system, 40 to 120 mils on high-build and self-leveling floors
Basecoat solids
80% to 100% solids by volume, so the coat does not shrink thin as it cures
Topcoat
UV-stable aliphatic polyaspartic clear coat that will not amber in the sun through an open garage door
Moisture testing
Every slab tested; above 3 lbs per 1,000 sq ft per 24 hours it gets a moisture-mitigating epoxy primer
Hot-tire resistance
Rated for tire contact heat from 140°F to 180°F
Slip resistance
0.60 to 0.85 DCOF with aluminum oxide or polymer grit in the clear coat
Hardness
75 to 85 Shore D, so a dropped wrench or a jack stand does not gouge it
Compressive strength
8,000 to 12,000 PSI, well above the 3,000 to 4,000 PSI of the slab underneath
VOC content
0 to 50 g/L, inside South Coast AQMD limits
Walk-on time
4 to 8 hours on polyaspartic, 18 to 24 hours on 100% solids epoxy
Park-on time
24 to 36 hours on polyaspartic, 72 to 96 hours on 100% solids epoxy

Which Slabs Suit Polishing, and the Risks

Polishing suits slabs in good condition, not badly damaged ones. A sound, reasonably flat slab with few patches is the ideal, and new pours in modern homes and ADUs in Yorba Linda and Villa Park are the best of all.

The risks show up on three kinds of slab. Deep cracks and patches stay visible after polishing, because a polish reveals the slab instead of hiding it. Slabs with old glue or paint need that ground off first, and stains soaked deep into the concrete may stay. A badly spalled or heaving slab is better under a coating, such as an interior concrete floor coating.

Polished Concrete vs Coatings

Polished concrete is the lowest-upkeep finish with no layer to wear, while a designer metallic epoxy floor or another coating gives more color and more stain protection. In a garage, a coating such as a two-car garage floor, full flake polyaspartic usually wins, because oil, brake fluid and hot tires are hard on a bare slab. Indoors, in studios and casitas from Diamond Bar to Eastvale, polished concrete wins on cost of ownership.

Polished Concrete Cost in Riverside County

A polished concrete floor is typically estimated at $3,800 to $8,000 for 600 to 1,000 sq ft, and slab condition, aggregate depth and sheen level move the price most. Nathan's 620 sq ft studio in Claremont, an estimated $4,200 to $6,400, sat in the middle because the old slab needed extra flattening passes.

Deeper aggregate exposure takes more passes, so a full aggregate high-gloss floor sits at the top of the estimate, and a cream satin floor at the bottom.

Every figure above is an estimate and subject to change. Your written quote after the test grind sets the final price and the schedule, and it depends on the slab's condition, the exposure you choose and the sheen.

Why Owners Choose Our Polishing Crew

Our owner walks every slab before we quote, and he will tell you when a slab should be coated instead of polished. In 12 years and over 1,187 projects across our 45-mile radius, our crews have learned to read an old slab's patches before the first pass. Each floor carries our 2-year workmanship warranty against peeling, delamination and hot-tire pickup, though on a polished floor there is nothing on top to peel.

Polished Floor Service Areas

We polish slabs across Riverside County and the foothills, with studios and bungalows in Claremont, new-build homes in Eastvale and ranch casitas in Norco, plus Diamond Bar, Yorba Linda and Villa Park on our service area page.

Polished Concrete Questions

How much does polished concrete cost?

A polished floor is typically estimated at $3,800 to $8,000 for 600 to 1,000 sq ft, and your written quote after the test grind sets the final price.

How long does it take to polish a concrete floor?

Most residential floors take an estimated 2 to 3 days, and you can walk on them the same day the polishing ends.

Is polished concrete slippery?

A polished slab with a guard is about as grippy as sealed stone when dry, and a satin sheen grips better than high gloss when wet.

Can my old slab be polished?

Usually, if it is sound and fairly flat, and we grind a test square first to show you what it holds.

Does polished concrete stain?

The guard sealer resists most spills if you wipe them up, while oil left for days can still darken the slab, which is why a one-car garage floor, solid color epoxy is the better pick where cars drip.

Is polished concrete good for a garage?

Indoors it is excellent, but for a garage with hot tires and oil we usually recommend a flake coating, typically installed in 1 to 2 days.

How big a deposit do you take?

The most we can take up front in California is $1,000 or 10% of the contract, whichever is less.
